Some properties appear ostensibly "clean" with no initial indications of current or past
environmental issues either on the property itself or on any neighboring properties.  

Eligible properties are not located in an industrial area.  There is no history of potential
sources of contamination such as gas stations, dry cleaners, or underground tanks on the
property or on neighboring properties.

In such cases, and when the client does not necessarily seek CERCLA liability protection,
a Transaction Screen (TS) may be appropriate.  Transaction Screens typically require less
time and are less costly than a Phase I ESA.

The Transaction Screen process seeks to identify "Potential Environmental Conditions" or
PECs.  If one or more PECs are identified, then the consultant will typically recommend
that a full Phase I ESA be conducted, to determine if the PECs are in fact "Recognized
Environmental Conditions" or RECs.  In this case, the cost and time savings of using a TS
are lost.

Our Environmental Transaction Screens are conducted by experienced environmental
professionals and are performed in accordance with ASTM Standard E1528-06.

  • The completion of the TS Questionnaire by the property owner and by
    knowledgeable occupant(s), and subsequent review
  • Review of certain regulatory databases
  • Review of certain historical sources
  • The preparation of a report of findings
