Quick Overview: What do the Phases mean?

Transaction Screen
A limited study of site features and historical records, per ASTM E1528-06.  Allows
some risk assessment but does not offer liability protection under CERCLA.

Phase I
An in-depth non-invasive study of the property and relevant historical records per
ASTM E1527-05 .  Offers certain liability protections under CERCLA.

Phase II
Invasive sampling and analysis of the site, often by subsurface drilling.  A Phase II is
typically performed at the advisement of Phase I findings.  In cases when
contamination is initially suspected, a combined Phase I/Phase II is often performed.

Phase III
Following the findings of Phase I/Phase II investigations, Phase III is the remediation
of adverse site conditions including soil removal, tank removal, hazardous waste
removal, and groundwater clean-up.  This work is often performed  with input by state
or local environmental authorities.
